What Liberty properties tend to need

Liberty has everything from established neighbourhoods to recent subdivisions, and the job looks different in each. On an older home the first question is usually what's underneath the deck that's already there, and whether the footings and ledger are worth building on. On a newer home it's more often a bare back door, a small builder landing, or a yard that needs fencing before it's usable.

If you're in a subdivision with a homeowners association, check its rules before you settle on a design. Associations often set fence height, style and colour, and some review deck plans too. We're happy to work from the association's guidelines, and the city's permit and inspection requirements are part of our job, not yours.

Do you charge for an estimate?

No. Estimates are free, in person or over the phone, with no obligation.

Our HOA has rules. Can you work with them?

Yes. Bring us the guidelines and we'll design to them, and we can help you put together what the association needs to review.

Should we cover the deck or screen it in?

A cover gives you shade and rain protection; a screen enclosure adds insect control on top of that. Which one is right depends on how and when you use the space, and we'll talk it through at the estimate.

What does basement finishing cover?

Framing, insulation, drywall, electrical, plumbing, flooring and trim, scoped to your layout.

Do you pull the permit for work in Liberty?

We do, and we meet the inspector, as part of the job. Requirements for footing depth, railing height and structural connections are set by your city and county and they aren't uniform across the metro — which is exactly why it isn't a task worth handing to a homeowner.

How soon can you get out to Liberty?

Call and we'll give you a straight answer for the week you're asking about rather than a stock one. A short drive south-west of Kearney, so getting out to look is not the constraint — the build schedule is, and it's tightest in spring and early summer.

If you want outdoor work finished in time to use it this year, the call is worth making earlier than feels necessary.

VCHS is a great contractor to work with! We first had them replace our rear deck and they built us a much bigger, more functional, and better deck than we had envisioned. When my mother became wheelchair bound later the same year we had VCHS back out and they built a custom front deck with wheelchair ramp and concrete sidewalk to allow her to come live with us. Just this year we brought VCHS back to replace our old chain link fence with a new 6 foot privacy fence. Overall they are a friendly and efficient team to work with who won’t let you down!
